GABRIOLA MANSION - HERITAGE CONSERVATION & INFILL
Project type
Heritage Conservation & Infill
Date
2024
Location
Vancouver, BC
The Gabriola Mansion project, now known as The Mansion, is a completed heritage revitalization effort in Vancouver’s West End, bringing renewed life to one of the city's last surviving turn-of-the-century estates. Designed in 1901 by architect Samuel Maclure for B.T. Rogers, founder of the BC Sugar Refinery, this iconic residence is renowned for its Victorian-era architecture, detailed Gabriola Island sandstone masonry, and richly preserved interior features including stained glass windows, multiple fireplaces, and a grand staircase.
The project converted the heritage-designated mansion that was previously converted into a restaurant, into 16 secured market rental units while carefully restoring and retaining its significant interior and exterior elements. A modest horizontal addition at the northwest corner supports the interior layout without compromising the building’s architectural integrity. Character-defining features such as the dog-legged staircase, carved mantles, beamed ceilings, and stained glass triptych.
To support the long-term viability of the restoration, a new four-unit, three-storey townhouse building was constructed at the northeast corner of the property. These townhomes were designed with visual sensitivity to the mansion’s scale and prominence, maintaining the estate-like quality of the site and preserving key view corridors. Each townhouse features a separate entrance and is built on slab with full fire separations between units.
Architectural Collective took over the project at the Building Permit and construction stages, following the Rezoning and Development Permit design by Ankenman Marchand Architects. Completed in 2024, the development retains the mansion’s original height, and delivers a total of 20 market rental homes. Emphasizing adaptive reuse, sustainability, and heritage conservation, The Mansion secures the legacy of Gabriola Mansion as a livable and celebrated landmark in the heart of Vancouver.
